How much does a loft conversion cost in London?+

Every line item — design fees, planning fees, structural engineering, party wall surveys, build cost, bathrooms, kitchen, joinery, flooring, decoration, 10% contingency and VAT. If it's on the drawings, it's in the number. No provisional sums.

How long does a loft conversion take?+

A typical loft conversion takes 6–9 months from brief to handover: 2–3 months for design and planning, then 8–12 weeks on site. Extensions take 9–14 months total. We write the programme into the contract — not 'TBC at build start'.

What if I want to change something during the build?+

Every project includes 52 hours of variation time — changes to spec or layout that we pre-cost and present with options before you decide. Most changes are absorbed without extra charge. Where a variation affects cost, we tell you the price before we do the work.

Can we live in during the build?+

Usually yes for loft conversions and ground-floor extensions — we plan phased access. For full renovations you'll need to move out for part of the build. We plan this with you at feasibility, before any fees are committed.

What's included in the 10-year guarantee?+

A 10-year structural and workmanship warranty, underwritten via HomePro and backed by our professional indemnity insurance. It transfers with the property if you sell. We also do a personal annual check-in for the first two years — Vladimir or a director, in person.
