Discovery & Feasibility

We visit your site, understand your brief, and give you a realistic cost envelope before any fees are incurred.

Design & Planning

Nick Elias leads the architectural design. We handle planning applications, building regs, and all consultants.

Week 2–12

Fixed-Price Contract

Open-book QS quote, line by line. Once signed, the price is locked. No provisional sums. No surprises.

Week 14–15

Build & Aftercare

Director visits weekly. Daily site diaries. On handover: 10-year guarantee and annual check-ins.

Do I need an architect separately?+

No. Design is handled within the 2VP studio by Nick Elias Architects. You work with one team from brief to handover, sign one contract, and avoid the traditional gap between designer and builder.

What does the fixed-price quote actually cover?+

Every line item — design fees, planning fees, structural engineering, party wall, build cost, bathrooms, kitchen, joinery, flooring, decoration, 10% contingency and VAT. If it's on the drawings, it's in the number.

Do I need planning permission?+

Most lofts and rear extensions fall under Permitted Development and don't need full planning. Conservation areas and listed buildings almost always do. We handle the application and pre-app meetings.

How long does it take?+

Loft conversion: 6–9 months total (3 months design/planning, 8–12 weeks build). Extension and renovation: 9–14 months. Basements: 15–20 months.

What happens to the 10-year guarantee?+

You receive a 10-year structural and workmanship warranty, underwritten via HomePro and backed by our professional indemnity insurance. We also do an annual check-in for the first two years.

Can we live in during the build?+

Usually yes for ground-floor extensions and loft conversions. For full renovations and basements, you'll need to move out for some or all of the build. We plan this with you at feasibility.
