1. Website terms

By using 2vp.uk you agree not to copy, reproduce, modify or distribute the content without permission. Project photography is owned by 2VP, Nick Elias Architects, or the respective photographers (credited where shown) — contact us before reusing any image.

The cost calculator is indicative. Final prices require a site visit and formal tender. We update calculator rates quarterly from our in-house QS data.

2. Business terms

When we send you a formal quotation and you accept it in writing, we execute a standard JCT Minor Works or JCT Intermediate building contract appropriate to the project scale. Your specific contract terms will be provided as part of the pre-construction pack.

Pricing

• All quotations are fixed price once the scope is agreed and drawings are signed off
• Variations are priced before issue and require your written approval
• VAT is charged at the prevailing rate (standard 20%; qualifying works 5%; new-builds may be zero-rated)
• A 10% contingency is included in quotes, only drawn down against agreed variations

Payment

• Payments are made in arrears against certified milestones — we never ask for large up-front deposits
• Payment terms are 14 days from valuation certification
• Final payment is due on practical completion, after snagging is signed off

Guarantees

• 10-year structural and workmanship guarantee via HomePro
• Manufacturers' warranties on materials and appliances
• First-year defects liability period with priority response

3. Governing law

These terms are governed by English law. Disputes will be resolved in the Courts of England and Wales.
