What actually goes wrong

A bathroom fails behind the tiles, not on them.

Anyone can make a bathroom look right on handover day. The question worth asking a builder is what happens in the two years afterwards — and that is decided by the work nobody photographs.

Tanked, not just tiled

The wet zones are fully tanked before a single tile goes on — membrane, sealed joints, taped corners. It is the part you never see and the only part that decides whether the flat below yours ever finds out you have a shower.

One team through the wall

Plumbing, electrics, tanking, tiling and fitting are the same job run by the same manager. Most bathroom failures happen in the handover between two trades who never met — there is no handover here.

Written up before it's opened

Old London bathrooms hide perished pipework and rot under the bath. Anything outside the surveyed scope is costed and signed by you before we spend anything. Nothing is done quietly and billed later.

Before you ask

Bathroom questions, answered straight.

How long does a bathroom take?

Two to three weeks on site for a package bathroom. A bathroom inside a larger renovation runs to the programme of the wider job — you get a date range at survey, in writing.

Do you supply the tiles and sanitaryware?

Yes — tiles, sanitaryware, brassware and the shower are all supplied as part of the job, at trade prices. If you would rather choose and buy your own, we will fit them and price accordingly.

Can you build a wet room?

Yes. A wet room is a tanking job more than a tiling job: the whole floor becomes a wet zone, so the falls, the membrane and the drain position have to be right before anything is finished. We will tell you honestly at survey if your floor build-up makes it a bad idea.

What if you find rot behind the bath?

It happens often in older London flats. We stop, photograph it, write it up and price it as a variation, and you sign it before any work or spend. You will never find out about it from the invoice.

Is the price fixed?

The package is fixed against the scope we surveyed. Anything beyond it — moving the soil stack, structural work, a strip back to brick — is priced as a band, because we work to a contract plus variations. Any builder who promises one unchanging number before opening a wall is guessing.
