The wet zones are fully tanked before a single tile goes on — membrane, sealed joints, taped corners. It is the part you never see and the only part that decides whether the flat below yours ever finds out you have a shower.

Our bathroom package starts at £9,950 including VAT, which covers a complete standard-sized bathroom in sound condition — design, strip-out, all materials, tanking, tiling, fitting and making good. Bigger or more complex jobs are priced as a band after a site visit: moving the soil stack, structural work or a strip back to brick all take a job out of the package. Across London generally, a full bathroom refit runs from around £8,000 for a small en-suite to £30,000+ for a large bathroom in a period property with re-routed services.
Two to three weeks on site for a package bathroom. A bathroom inside a larger renovation runs to the programme of the wider job — you get a date range at survey, in writing. The most common cause of a longer programme is a material with a lead time, which is why we confirm selections before we start rather than during.
No, not for a like-for-like bathroom renovation — it is repair and replacement, not development. You do need Building Regulations compliance for the electrics and the drainage, which we handle. Planning only becomes relevant if you are adding a bathroom that changes the building externally, such as a new soil vent pipe on a front elevation in a conservation area.
Yes — tiles, sanitaryware, brassware and the shower are all supplied as part of the job, at trade prices. If you would rather choose and buy your own, we will fit them and price accordingly. Clients who supply their own typically save on the materials margin and take on the delivery risk, including what happens to the programme if something arrives damaged.
Yes. A wet room is a tanking job more than a tiling job: the whole floor becomes a wet zone, so the falls, the membrane and the drain position have to be right before anything is finished. We will tell you honestly at survey if your floor build-up makes it a bad idea — in some London flats the joist depth simply does not allow the falls without raising the floor level at the door.
We stop, photograph it, write it up and price it as a variation, and you sign it before any work or spend. It happens often in older London flats. You will never find out about it from the invoice — the whole point of pricing variations before doing them is that the decision stays yours.
No, and no honest builder can promise that before opening a wall. The package is fixed against the scope we surveyed; anything beyond it is priced as a band, because we work to a JCT contract plus variations. A site risk allowance of around 10% is already built into the rates you see rather than added on top.
No — a bathroom under renovation is out of use from strip-out to handover, so for two to three weeks you need another one. If it is your only bathroom, say so at the survey: we can sometimes phase the work to keep a WC live, and we would rather plan that than have you discover it in week one.
