We are not always the cheapest. If price is the only factor we may not be the right fit, and that is fine — this works best with clients who want to commit to a good team.

The difference between refurbishing an office and building one is not the specification, it is the people. A floor in use sets the programme: which walls can come down on a Tuesday, when the noisy first fix happens, how material reaches the seventh floor without taking the passenger lift out of service at nine in the morning.

So the sequence is planned with your building manager before anything is ordered — lift and loading slots, permits to work, dust-sealed screens, and out-of-hours working for the parts of the job that would otherwise stop people doing theirs. Where a phase has to be done in one weekend, that is written into the programme and the completion date rather than hoped for.

You see it happen rather than hear about it: daily site reports with photographs, a stage tracker, and variations priced with options before anyone approves them.

What an office refit includes

Partitions and glazed screens, ceilings and lighting, power and data containment, heating and cooling alterations, floor finishes, decoration, tea points and WC upgrades, and the joinery — reception desks, storage walls, meeting-room fronts. The glazing comes from AtoZ Design & Glass and the joinery from Selection.Works, both our own companies, which is why the lead times on those two trades are ours to answer for rather than a supplier’s to explain.

Everything is priced across the twelve stages of the build, so the quotation reads as a sequence of work rather than a single number with no working behind it.

Dilapidations, and what is actually your liability

A schedule of dilapidations is an opening position, not a bill. Priced line by line against a survey, it usually separates into three groups: items that are genuinely your liability, items that are fair wear and tear, and items the landlord would like while somebody else is paying. Your surveyor negotiates the schedule. We price and deliver the works, itemised, so the negotiation has real numbers underneath it.

Refurbishment or fit-out?

If you are taking a lease on a shell, or on a floor stripped back to one, that is a fit-out — Cat A to the landlord’s specification, Cat B to yours, with nobody working in it while it happens. If you are improving or handing back a space you already occupy, that is a refurbishment, and the occupancy is the whole problem to solve.

How it is priced, and when you pay

Priced after a measured site survey, never from a floor area over the phone. The survey is £550 and is credited in full against the works if you proceed. What comes back is an itemised quotation within 48 hours of that visit.

10% to mobilise, then weekly against work already done — with 5% held past handover: 2.5% released at practical completion and 2.5% at the end of the 12-month defects period.

Prices are quoted as a band, because a contract plus variations is what this work actually is — and the band narrows as the scope is pinned down. Every contract carries a 12-month workmanship warranty on second-fix fittings, backed by 2VP and signed by the trades who did the work.

Can you refurbish our office while we are still in it?

Yes, and it is most of what this work is. The programme is built around your occupancy rather than the other way round: dust-sealed screens, out-of-hours first fix where noise would stop people working, and a lift and loading slot booked with the building manager before anything arrives on site. You get a named project lead, daily site reports and photographs, so you can see what changed without walking the floor.

What is the difference between an office refurbishment and a fit-out?

A fit-out takes a shell, or a floor stripped back to it, and builds the space — Cat A to the landlord's specification, Cat B to yours. A refurbishment upgrades a space that already works and usually has to carry on working, so the constraint is the people in it rather than the base build. If you are taking a new lease it is a fit-out; if you are improving or handing back what you already occupy it is a refurbishment.

Do you handle dilapidations at the end of a lease?

Yes.
