The four families

Four glazing families. One survey, one delivery, one fitter.

Most London homes we work on use two or three of these together — wood sashes at the front to keep the conservation officer happy, slim steel internally as a study screen, a Cortizo sliding door to the garden. We help you choose, we measure, we order, we fit. No coordinating two trades, no “the glazier said the opening was wrong”.

01 · Timber

Wood Windows & French Doors

Bespoke joinery-grade timber frames in pine, meranti or oak — the right answer for conservation areas, listed buildings and any period property where slim modern frames aren’t allowed. Made to your sightlines, painted or stained in any RAL or Farrow & Ball colour, double-glazed as standard.

Where heritage permits, we pair them with discreet alu-wood units — aluminium externally for weathering, timber internally for warmth.

02 · Steel

Steel Windows & Doors

The signature look of every architect-designed extension we build — slim 25mm sightlines, crittall-style grids, deep matte finishes. Strong enough for double-height openings, narrow enough that the eye reads glass, not frame.

We default to the Slim 25 profile for new doors: better thermal break, tighter weather seals and the same crisp aesthetic as the heritage version. Used on our Moncrieff Street and 44 Amott projects.

03 · Sliding

Cortizo COR Vision Sliding Doors

The slim-frame sliding system we specify by default for rear extensions — engineered to disappear. The interlock between panels is just 20mm, the frame can be embedded in floor and ceiling, and the glass surface area runs up to 94% of the opening. From inside, you read sky and garden, not aluminium.

Up to 4,000mm tall, up to 700kg per leaf, U-values down to 0.9 W/m²K with triple glazing. We’ve installed 2-pane, 3-pane and 90° corner-without-mullion configurations across Fulham, Putney and Surrey.

04 · Folding

Aluminium Bi-Folding Doors

When you want the wall to genuinely vanish — not just slide aside. Aluminium bi-folds run on top-hung tracks with low or zero thresholds, opening up to 6m wide on a typical London rear extension. Specified when the brief is “summer party” rather than “framed view”.

Pair them with a fixed picture window above for double-height openings without losing thermal performance.

What 2VP handles

You sign with us. We carry the chain.

A glazing package on a London extension typically involves a glazier, a structural engineer, a builder and a project manager. On a 2VP project, that’s one company — us — with one number, one contract, and one warranty.

01

Survey & specification

On-site measure with our PM, sightline study with Nick Elias Architects, and a written spec sheet (frame, glass, finish, ironmongery, threshold) before order.

02

Order & lead time

Order placed with AtoZ once your fixed-price contract is signed. Standard lead time 6–8 weeks from final survey — sequenced into the programme so the opening is ready when the units arrive.

03

Structural readiness

Hidden steel, lintel sizing, flashing detail and waterproofing all designed in by our QS — not retrofitted around the door. We don't inherit a hole; we frame it.

04

Install & warranty

Installed by 2VP's own crew with the AtoZ technical lead on site for the first lift. Covered by your single JCT contract and the 10-year HomePro insurance-backed guarantee.

Common questions

Glazing questions, answered straight.

Is the glazing inside the fixed price, or quoted separately?+
Inside. Every 2VP fixed-price quote includes the windows and doors at full spec — frame, glass, finish, ironmongery, threshold and install. No PC sums, no "to be confirmed". If you upgrade the spec mid-project, our QS issues a written change order before any extra cost is incurred.
Can I choose a different supplier than AtoZ?+
Yes. We have working relationships with three other fabricators (Cortizo direct, IDSystems and a heritage timber specialist) and will price against any of them. We default to AtoZ because their lead times, tolerances and after-sales response are the cleanest we've seen in London — but the choice is always yours.
What if a panel arrives damaged or measured wrong?+
It's our problem, not yours. Because the glazing is part of the JCT contract, any remake, re-survey or re-install is on us — including the programme impact. That's the difference between buying glazing through 2VP and buying it directly: the risk of a wrong measurement sits with the contractor, not the homeowner.
Do steel windows meet Building Regs Part L?+
The Slim 25 system meets current Part L for domestic refurbishment when fitted with the specified low-E double glazing. For full Part L1A new-build compliance (e.g. a basement extension treated as new-build), we run the U-value calc with our Building Control consultant before order.
How early should I decide on glazing?+
Sooner than most people think. Glazing decisions affect the structural opening, the lintel size and the cill detail — so they need to be locked before the steels are ordered, typically 4–6 weeks before site start. We bring this conversation forward in the design phase, not when the opening is already cut.

Next step

Bring the drawings. We’ll bring the spec.

Free 15-minute call with Vladimir or your named PM. Bring your architect’s plans (or a sketch on a napkin) and we’ll talk through which family fits, what the glazing line item should be, and where the trade-offs sit.
