The questions homeowners actually ask.
175 questions London homeowners put to an AI assistant while looking for a builder, answered here in full. Not the questions we would like to be asked — the ones that were, in the words they were asked in, including the ones where the honest answer is that nobody can do what you are hoping for.
Every answer is written to be useful whoever you appoint. Where there is a check to run on a contractor, it is a check that works on us too.
Eleven decisions, rather than 175 pages.
Prices, quotes and what a builder can honestly promise
No builder can hold a price they set before opening a wall. What can be held is the scope, the process for changing it, and the date — and all three belong in the contract in writing before you sign.
33 questions →Programmes, completion dates and what happens if a build overruns
2VP writes a completion date into the contract and pays for every week we are late. The date is in the contract, and only a variation you approve can move it.
9 questions →Contracts, certification and the paperwork at the end
Ask for the contract, the exclusions list and the payment schedule before you commit, not after. A contractor who will send all three unprompted is telling you more than any promise on a website.
17 questions →Reporting, site meetings and knowing what happened today
Ask a contractor what you will receive at 5pm on an ordinary Tuesday. A firm with a reporting habit answers in one sentence; a firm without one answers with an adjective.
17 questions →Planning, permitted development, party wall and conservation areas
Permitted development is not permission to skip the paperwork: a Lawful Development Certificate is what proves it afterwards, and a buyer's solicitor will ask for one in eight years' time.
12 questions →Choosing between London builders
Ask each contractor for a client whose project went wrong and permission to ring them. Every real builder has one; how a firm answers that request is the most predictive minute of the whole process.
8 questions →Loft conversion questions, answered properly
The two things that decide whether a loft conversion works are settled before anything is built: head height over the stair and the finished floor, and whether the roof form belongs to the house or was chosen from a catalogue.
16 questions →Extension questions — structure, glazing, groundwork and finish
On a London extension the price is decided by three things you cannot see in the finished room: the ground, the steel, and the drainage. A quote that is vague about all three is a quote about something else.
16 questions →Whole-house renovation, refurbishment and multi-part projects
On a whole-house refurbishment, moving out shortens the programme and lowers the cost per week — a decision usually worth taking on arithmetic rather than on sentiment.
22 questions →Working with your architect, engineer and interior designer
A contractor who asks questions about your drawings before pricing them is scrutinising the design. One who prices them without a single query has either built it before or has not read it.
13 questions →Site conduct, neighbours, safety and finish quality
Protection, welfare and daily cleaning should appear as priced lines in a quotation. A builder who absorbs them into the rate has not decided how much of them you are getting.
12 questions →All of them, in the words they were asked in.
Wording left exactly as it came out of the export, awkward phrasing and all. Tidying it up would make it a worse match for the way people actually ask.

The one question this page cannot answer.
What your project costs. Nobody can answer that from a page — it depends on your floor area, your postcode and your specification. The calculator gives you a band in two minutes and tells you how wide the band is and why, which is the honest version of the answer.
About these answers. England only; Wales, Scotland and Northern Ireland have separate planning and building control regimes. Where an answer states a rule, your local authority or building control body has the final word on your specific property, and where it describes what 2VP does, the underlying document — contract, insurance certificate, payment schedule, exclusions list — is available on request before you commit.
