10 Mistakes Homeowners Make on
Extensions, Lofts & Renovations
— and How to Avoid Every One
You only do this once. Get it right and you add space, value and years of enjoyment. Get it wrong and it costs you thousands. Here’s how to stay on the right side.
Before you collect your quotes, read this
It’s sensible to ask around and get a few quotes. But we’re also the team clients call to rescue a project that’s gone wrong with the wrong builder — and the warning signs were almost always there from the very first conversation. Spot them now and you’ll choose better, budget better, and sleep better — whoever you build with.

Why we wrote this
Across the London projects we have delivered, we’ve been called in again and again to rescue homes where the wrong builder had already done the damage — overpaid, half-finished, or quietly cut corners that surfaced months later.
Almost every time, the warning signs were there at the very start. This guide is everything we wish those clients had known before they signed. Use it — even if you never build with us.
The 10 Mistakes We See Most Often
Missing what a builder reveals in the first conversation
Why it costs you: How a builder talks at the very first meeting tells you how they’ll behave on site. If every conversation is about money and they’re quick to knock the price down, be careful — their interest is winning the deal, not protecting your home.
How to avoid it: Read between the lines. A good builder asks about your project, your priorities and quality; a risky one fixates on price and discounts.
Comparing quotes on the bottom-line number, not line by line
Why it costs you: A lower price is usually lower because something’s missing — materials left out, the real size of the works not counted, or an unrealistically short programme. You’re not comparing the same job.
How to avoid it: Read every line. Check what’s included, the quantities and sizes, and how long the work is actually allowed to take — don’t judge on the total alone.
Paying too much, too early
Why it costs you: Builders who front-load payments hold all the leverage. If things go wrong, they keep your money and you’ve overpaid. We’ve rescued clients who paid for bad work, then had to hire a second contractor to put it right — paying twice.
How to avoid it: Tie every payment to a completed, signed-off stage. Never pay large sums ahead of visible work.
Letting a builder keep you off site and hide the process
Why it costs you: If a contractor avoids site meetings and won’t show you how the work is being done, they’re usually cutting corners. The finish can look perfect — until everything settles and the shortcuts show.
How to avoid it: Insist on site access and stage sign-offs, especially for anything that gets covered up.
Waiting too long to act when a job is clearly going wrong
Why it costs you: “Tomorrow… next week…” and work crawling along are signs of real trouble. Clients who delay the hard decision almost always pay more in the end — in time, money and stress.
How to avoid it: Set clear progress expectations up front. If they’re missed again and again, act quickly — delay is the expensive option.
Underestimating that a builder's values run the whole job
Why it costs you: Values are the core of the relationship, and they change how everything is handled. The same site issue can be solved in five minutes — or dragged into a week of stressful, costly argument. Character decides which.
How to avoid it: Choose a builder on how they handle problems and people, not just on price.
Skimping on the designer and drawings to “save money”
Why it costs you: The less design, sizing and detail you have up front, the more variations, delays and wrong decisions on site. It’s far cheaper to think it through with a designer beforehand than to fix it once it’s built.
How to avoid it: Invest in proper drawings and details before work starts — let a designer think it through with you.
Not knowing where you are in your own project
Why it costs you: The biggest source of homeowner stress isn’t the building work — it’s not knowing what’s happening, why, what’s next, or when to order things. Poor communication makes a smooth build feel like chaos.
How to avoid it: Agree how, and how often, you’ll be updated before you start.
Not understanding the contract: PC, snagging & variations
Why it costs you: Without a clear path through Practical Completion, the snagging period, variations and the final account, projects end in disputes — and you can be left legally exposed.
How to avoid it: Understand the contract and its stages before you sign, and ask your architect to walk you through them.
Not appointing an architect as Contract Administrator
Why it costs you: It costs a little, but an independent architect / Contract Administrator usually saves you far more — Time (faster decisions), Money (stops variations being over-priced), and Stress (they carry the communication).
How to avoid it: On larger projects, appoint a Contract Administrator — or choose a builder whose own systems already give you that protection.

How quickly can you start?
After design and approvals, most extensions and lofts start within a few weeks. We take on a limited number of projects at a time so every site has a dedicated project manager — so the sooner we talk, the better we can plan your slot.
Do you really make your own glazing and kitchens?
Yes. Our glazing and joinery are made in-house, so the two parts that make or break a project are quality-controlled — not subcontracted.
What will my project cost?
It depends on size, spec and structural work. The fastest way to a realistic figure is our free estimator — then we survey and prepare an itemised quote for your home, with every change priced and signed by you before it is spent.
What areas do you cover?
Fulham, Chelsea, Putney, Hammersmith and across London.
Is there any obligation?
None. The guide, the estimate and the quote review are all free — no pressure, no pushy follow-up.
