How much does a design & build project cost in London in 2026?

Typical 2026 London ranges (inc. design, build, contingency & VAT): loft conversions £75k–£160k; rear or side-return extensions £90k–£280k; full house renovations £180k–£650k; new builds £450k–£1.8m. The figure depends on borough, specification tier and structural complexity. Use the calculator for a tailored 60-second estimate based on your postcode and project.

What's the difference between design & build and using a separate architect + builder?

Traditional procurement asks you to manage two contracts: the architect designs, then you tender to builders who often quote optimistically and reprice later. Design & build wraps both under one fixed-price contract with one team accountable. You get one number, one programme, one point of contact — and no finger-pointing if something goes wrong.

Is 2VP a real architect-led practice or just a builder?

Both. Our design partner Nicholas Elias is a RIBA-chartered architect and Silver Medal recipient. He leads scheme design, planning submissions and detailing. Vladimir Castravet leads delivery on site. Every project gets architect input — not a draughtsman copying a template.

How does the 10-year guarantee work?

Every 2VP project is covered by an insurance-backed HomePro guarantee — if the company ceased trading, an independent insurer would cover defects for 10 years from practical completion. It sits on top of our public liability and contract works insurance, and we hand the certificate over at handover.

Which areas of London does 2VP cover?

Our core boroughs are Fulham (SW6), Chelsea (SW3), Notting Hill (W11), Chiswick (W4), Battersea (SW11), Hammersmith, Clapham, Wandsworth, Wimbledon, Putney and Paddington. We work across Zones 1–3 and selectively further out for whole-house projects.

How long does a typical project take from first call to keys?

Loft conversions usually run 14–18 weeks on site after planning. Extensions 16–22 weeks. Full renovations 6–10 months. Add 8–12 weeks for design and planning beforehand. Our fixed programme is part of the contract — late delivery costs us, not you.

Do I have to pay for the design before I commit to building with 2VP?

Design is a separately costed stage so you can stop after planning if you choose. But our design fees are credited against the build cost if you proceed, which is why most homeowners go all-in from the start.
