The estimate is your all-in construction price: two figures reach you — construction (ex-VAT) and VAT. Every rate is all-in, so nothing is bolted on at the end.

How we run a London build: one team, one contract, a finish date
Six things that change how a project runs. Honest about what costs extra, honest about what we’re not. If something here looks wrong for you, we’re probably not the right builder — that’s fine, we’ll say so on the call.
Live client dashboard
Every project gets a private dashboard. You see variations, open issues, payment schedule, daily photos from the foreman, and a weekly written report from the project manager. Decisions take minutes, not phone-tag.
Same teams, every job
We don't subcontract to whoever is cheapest that month. The carpenters, electricians and plasterers you meet on day one are the same ones who finish on day 84. We know how they work. They know how we work.
We work on reputation
About 70% of our work comes from referrals. We're careful about who we take on — we'd rather turn down a job than fit one in that we can't deliver properly. That works both ways: we expect the same care from our clients.

Director, PM, foreman, QS, H&S, accounts — proper company structure. We cost more per day than a sole trader. You save more overall because nothing gets done twice. Less wishful pricing. Fewer surprises.

£5M public liability + contract works cover, on every project — included. Optional Insurance-Backed Guarantee via HomePro adds 10 years' workmanship cover on top, at +2.5% of contract value if you want it. Most clients with mortgage take it.
